Proposed Zoning Changes

Multi Unit & Mixed Use Buildings on your street!

On April 15th, the Portland City Council approved a resolution to expedite planning for a new Inner Eastside zoning map, from 12th thru 60th from NE Fremont to SE Powell.  This would dramatically change the make-up of neighborhoods such as Grant Park and Irvington - adding buildings as high as 110 feet (10 stories).  This isn't just for thoroughfares, yet all existing residential properties would be rezoned, at some level, to high density multifamily use. To see all possible building types, and the current and new zoning maps, read pages 28-30 of the city's most recent assessment and plan.

Learn how this could impact your street

You will find the full infrastructure assessment for rezoning readiness here, which includes directional rezoning maps (page 30) and building types by proposed new zoning tier (page 28). While we encourage you to read the full report, we recommend starting with pages 28-30 to directly see the cont4ext of how this could impact where you live. Virtually all single-family homes between roughly 12th to 60th Avenues, from roughly NE Fremont St to SE Powell St will be rezoned to some level of multifamily or multi-use under this plan.

For example -- if you live between NE 28th and NE 33rd Avenues on the north side of Schuyler St, anywhere on Hancock St, or on the south side of Tillamook St your property and those adjacent to you could be rezoned to allow multifamily buildings up to 110 feet tall with bonuses (10-11 stories high). If you live between NE 33rd and NE 37th Avenues from the north side of Schuyler St to the south side of US Grant St, your property and those adjacent could also be rezoned to allow multifamily buildings up to 110 feet tall (10-11 stories) with bonuses. And all of Grant Park would be rezoned to allow multifamily buildings at a minimum height of up to 55 feet with bonuses (3-5 stories tall).
